LEASE REFERENCE

Below are references to the lease to guide you through your responsibilities as a tenant and our liability as a landlord.

1.18 Landlord Repairs

“No compensation shall be due to Tenant by Landlord or Agent or rent abated for any inconvenience experienced during repairs.”

1.15 Security and Liability 

“ Landlord and Agent shall not be liable for any losses or damage to Tenant’s person or property arising from theft, vandalism, criminal activity, fire, or other causes.”

1.16-C Casualty; Insurance 

“Tenant must obtain and maintain a renter’s insurance policy with a minimum of $100,000.00 in general liability coverage, naming Landlord and Agent as additional insured parties. Proof of such insurance must be provided to Agent before Tenant is granted access to the Residence.”

1.14 Landlord Delivery; Tenant Acceptance 

“Tenant has fully examined and inspected the Residence and the Residence Complex. Tenant accepts the Residence “as is” and in its existing condition, without any representation or warranty, express or implied, except as otherwise required by non-waivable provisions of applicable law.”

Exhibit D- Rules and Regulations 

“Tenant must promptly report all damages and maintenance needs to Landlord. Tenant is responsible for any damage caused by plumbing overflows, broken fixtures, washers, or tubs due to neglect.”

Exhibit C- Maintenance Procedures & Policy 

“All maintenance requests must be submitted in writing through the online resident portal via AppFolio.com to ensure proper documentation and tracking”
